JTC Corp yesterday launched three plots of industrial land totalling 4.6 hectares – one at Ubi Avenue and two at Tuas South – for sale by public tender.
The three sites form the last batch of the 16 land parcels in the Confirmed List of the Industrial Government Land Sales (IGLS) programme for the second half of this year.
The 0.35-ha site at Ubi Avenue 4 has a lease period of 30 years and a maximum permissible gross plot ratio of 2.5.
It is zoned for Business 1 development, meaning it can be developed for various uses with a nuisance buffer of no more than 50m, such as light industry, clean industry, warehousing or telecommunication operations.
The land parcel at Tuas South Avenue 10 has an area of 3.96ha and a maximum permissible gross plot ratio of 1.4. It has a 30-year lease and is zoned for Business 2 uses – those that require a nuisance buffer of more than 50m.
The 0.3-ha site at Tuas South Street 8 is also zoned for Business 2 development. With a shorter tenure of 22 years and 5 months and a maximum permissible gross plot ratio of 1.0, this plot is targeted at industrialists who need to custom-build their own facilities.
The tenders will close on Feb 7 and they will be awarded based on the tendered land price only, JTC said.
